Eau Claire-based JCap Real Estate on Tuesday secured two approvals from the Sun Prairie Common Council for its proposed West Main Street development, according to The Star. The council in unanimous 8–0 votes approved the general development and precise implementation plans for the project, as well as a certified survey map to combine nine land parcels at the corner of West Main Street and North Bristol Street — necessary for the development’s facilitation.
The development would feature two four-story buildings — the first a 100-unit apartment complex and the second a 63-room hotel and restaurant. The two approvals mark the first time the council has greenlighted JCap’s project, which the developer originally introduced to city government in June 2023. Plans have bounced between the Plan Commission, Common Council, and public information meetings since.
The project has seen support from downtown business owners citing the development’s potential to help grow commerce and expand local hospitality offerings, while those in opposition to the plans have noted concerns over its size, appearance, and neighborhood impact — particularly related to parking and traffic. JCap has pursued a number of compromises and revisions to align the project with public feedback.
Kahler Slater is the project architect, working with JCap on both this project and another on the downtown Madison block home to the Essen Haus German restaurant and historic Hotel Ruby Marie.
