Following the completion of work on the eastern tip of Madison’s “Triangle” downtown, the city’s Community Development Authority (CDA) is planning an over $300 million redevelopment of several properties it owns overlooking Monona Bay, the Wisconsin State Journal reports. The properties are situated on roughly 10.5 acres between West Washington Avenue and South Park Street, and the overhaul is expected to take around a decade to complete.
A $71 million first stage will construct a five-story apartment building on vacant land in the middle of the block, which will ultimately house the current Brittingham Apartments residents. Other parts of the Triangle will see a geothermal heating system and other improvements installed.
The new apartment building will have a community room, shared kitchen, library and computer lab, and a food pantry. Service providers currently stationed across CDA properties will be consolidated there as well. Construction is set to begin in March or April and continue until late 2026 or early 2027.
Once residents have moved into the new building, the CDA and New Year Investments, its development partner, will raze Brittingham Apartments and construct two more five-story apartment buildings in its place. They will also build a private courtyard the three apartment buildings — with a total of about 344 units — can share, and a large portion of a public bike and pedestrian path through the Triangle.
