New development to include affordable housing, health care services, fire station

The Community Development Authority and its private partners this week released plans for development that will transform a former bus transfer point at the intersection of South Park Street and West Badger Road, the Wisconsin State Journal reports. An eight-story building will include roughly 160 one-, two- and three-bedroom housing units, and a five-story building next door will offer around 40 units for seniors.

There will be shared community spaces within and between the buildings, as well as on the rooftops, along with around 300 underground parking spaces. Most units will be reserved for those making up to 60% of the area median income, with the rest capped at 30%, 50% or 70%.

The eight-story building will also house a clinic, lab and office space for Public Health Madison and Dane County, and the five-story building will include an expanded Fire Station No. 6.

A second phase of development will ultimately relocate the Madison Police Department’s South District station from 825 Hughes Place to the former Madison Town Hall property at 2120 Fish Hatchery Road to make room for additional housing.

The cost estimate for the first phase is about $140 million, according to the city. The buildings currently situated at 810 and 818 W. Badger Road are set for demolition this summer, and the formal city approval process for the new buildings is anticipated to begin over the next couple of months. Construction is expected to start in the first half of 2026 and conclude in the second half of 2028.
