The details of five proposals submitted for the redevelopment of the Madison College campus site in downtown Madison were unveiled. The projects are being reviewed and a recommendation is expected by May 3. A ground-lease for the land, expected in 2019, will generate between $500,000 and $900,000 annually for the school.

The five projects range in price from $41 million to $132 million.

They include:

Alexander Co.

  • Eight-story, 252 room hotel with a rooftop patio;
  • Convert existing buildings to 134-apartments with underground parking;
  • Center courtyard.

Baum Revision/Gardner Capital

  • Youth arts facility named “Madison Central” (supported by a $5 million anonymous gift) serving as a central hub for music, theater, dance, and the visual arts, bringing together youth from all walks of life;
  • 100 affordable apartments for artists and their families;
  • Rehearsal space, small theater, offices, and common spaces;
  • Eight to 10-story mixed-use building by another developer;
  • 240 underground parking spaces.
  • Partnering groups: Children’s Theater of Madison, Wisconsin Academy of Sciences, Arts & Letters, Wisconsin Science Museum, Forward Theater, Theatre LILA, RENEW Wisconsin, Sierra Club – John Muir Chapter, Family Service Madison.

(Option A)

  • New eight-story, 206-room, four-star hotel with rooftop ballroom;
  • New seven-story office building with 61,000 square feet of space;
  • Renovate existing building to include 76 units of multifamily housing;
  • 352 underground parking spaces.

(Option B) Raze existing buildings to make room for:

  • Eight-story, 100-unit apartment building;
  • Six-story office building with 74,000 square feet of space;
  • Three floors of below- and above-ground parking.

  • Transforms and adds two stories to current buildings for 197-room hotel;
  • New 10-story office building with grocery and retail on first floor and up to 202,000 square feet of office space above;
  • Underground parking for 392 vehicles.

  • 6,500 square feet of first floor retail;
  • Create 145 apartments for lower income renters in the existing building, with ground floor retail;
