Madison to develop citywide area plans over next decade

Madison will develop an area plan for every part of the city over the next 10 years, according to the Wisconsin State Journal. The west and northeast sides of the city are first, to be followed by the southeast and southwest sides.

The area plans constitute a long-term guide on city development, including housing, future streets, sewers, parks, and more. They generally do not rezone properties or neighborhoods but provide land use suggestions in anticipation of development that could be decades in the making.

The first round of plans will preserve the zoning of single-family neighborhoods, feature high-rise and mixed-use developments along Bus Rapid Transit routes, and convert the East and West Towne malls into walkable and bikeable urban neighborhoods.

The plans aim to create a consistent citywide approach to land use and distribute density and transit upgrades across Madison.
