The South Central Wisconsin MLS Corp. reports that January sales of single-family homes and condos in Dane County increased 23.5% compared to January 2012. Inventory has dropped to just under 2,600 properties, or 5.35 months of supply. Six months of active inventory is considered balanced between buyers and sellers. When active inventory is under six months, the market tends to favor sellers.
Dane County’s median sale price increased from $194,000 in January 2012 to $200,000 a year later. Meanwhile, January’s average sale price increased to $225,649, up from $220,121 a year earlier.
