The April 2021 Wisconsin Real Estate Report from the Wisconsin Realtors Association shows median prices were up significantly compared to April 2020 when COVID-19 lockdowns were in place. New listings were also up compared to April 2020 but total listings fell 29.5%. The statewide supply of homes fell to just 2.5 months, dropping by more than 20% in every region in the state. While 30-year, fixed-rate mortgage rates remained at a low 3.06% in April, all regions continue to stay in a very strong seller’s market even as median prices rose 9.9% over the past year. Additionally, homes are selling quickly and the average days on the market dropped 14.1% to just 85 days in April, down from 99 days a year earlier.
