Home sales surge, inventory doesn’t

The latest report from the South Central Wisconsin MLS shows Dane County single-family home and condo sales increasing 4.4% year to year in February, but inventory remains agonizingly low. As a result, the monthly median sale price increased for the 18th time in the past 19 months to $249,900, up from $229,500 in February 2016.

February saw 355 sales averaging $291,054. A year earlier there were 240 sales with an average sale price of $271,044. The number of active listings in Dane County continues to decline year to year — February 2015: 1,802; February 2016: 1,397; February 2017: 989.
