Georgia-based Landmark Properties, a student housing developer, is proposing a 16-story apartment building in downtown Madison, the Wisconsin State Journal reports.
The project, with a planned location at the intersection of State Street and West Gilman Street, would demolish existing buildings at 411-433 W. Gilman St., including the Fugu Asian Fusion restaurant, the Master Hall and Stratford Atrium apartments and a smaller building in between.
The new building would offer 261 residential units — ranging from studios to five-bedroom units — and 974 total beds.
The facility would also include 1,500 square feet of retail space, a rooftop pool, 77 vehicle parking spaces and 431 long-term bike parking spaces.
Landmark Properties plans to keep some of the materials from the Stratford Atrium building and recreate its facade as part of the redevelopment. The recreated facade would be a half-story taller than the building that currently stands at the site.
Project plans show that where the proposed building meets West Gilman Street, it would be broken into segments resembling smaller buildings roughly five stories tall, and the tallest parts of the building would be closer to the middle of the block.
The development team also plans to take advantage of a zoning incentive that lets developers build extra floors in exchange for offering some units at lower rents.
