Developer proposes $20M, 7-story housing, commercial project on west side

A developer is proposing a roughly $20 million, seven-story housing and commercial project near the Beltline on Madison’s west side, according to the Wisconsin State Journal. 401 North Third Street NV LLC, with an office in Spring Green, would demolish the site’s vacant, single-story building, which is unusable in its current state and faces continuous illegal dumping issues.

The new structure at 1302 S. Midvale Blvd. would include 55 market-rate housing units, including studios, one-bedroom, and two-bedroom units; 8,000–10,000 square feet of first-floor commercial space, which could be rented to one large tenant or subdivided for up to four smaller tenants with shared common space; a rooftop patio; clubhouse and fitness rooms; and parking including 38 surface spaces and 43 underground spaces. The project aims to promote pedestrian traffic in the area with a bus stop and walkable first-floor retail areas.

The building would be far taller than the other commercial and residential buildings in its vicinity and, by size, would become a gateway marker from the Beltline to the Crawford-Marlborough-Nakoma and Summit Woods neighborhoods. The city would need to approve a conditional use for the project, which is currently zoned as commercial corridor with a five-story maximum at the site.

The developer is set to give an informational presentation to Madison’s Urban Design Commission at 4:30 p.m. today. An online neighborhood meeting will take place at 6 p.m. on Thursday.
