Chicago developer Core Spaces has won key approvals for a 465-unit apartment complex that would raze 13 buildings and remake a large portion of the downtown Madison block bounded by Johnson, Gorham, and Broom streets, the Wisconsin State Journal reports. The city’s Plan Commission gave support for the development, which will include some lower-cost units, in six unanimous votes.
The approvals Monday came as construction continues for Core Spaces’ oLiv development on State Street, slated to open in August. The newest development would be Core Spaces’ fifth Madison project.
The development approved this week, “Johnson & Broom,” plans for 10% of its units to have rents set at 40% or less than its other units’ rents. It will comprise:
- An eight-story building facing Broom Street;
- A 14-story building on Johnson Street — the development’s largest — with a rooftop and amenity deck;
- A 14-story building between the Johnson and Broom Street buildings that is also topped with a rooftop and amenity deck; and
- A 15-story building on the southwestern end of the block that would be connected to the larger 14-story building via a glass skywalk on the second floor.
The buildings facing demolition are primarily older residences that have been converted into apartments as well as the 1990 apartment tower, La Ville.
The City Council will take up development approvals in the coming weeks.
