Core Spaces continues expanding Madison footprint

Chicago-based Core Spaces announced its further expansion in Madison, set between 2026–2028 to deliver three new student housing developments near UW–Madison totaling nearly 4,000 beds. This adds to the company’s existing housing stock in the market, as it recently completed the development of ōLiv Madison in June.

Located near State Street in downtown Madison, Core Spaces’ new properties include:

  • West Johnson and North Bassett Street: Set for completion in 2026, the 12-story project will feature 235 units, 910 beds, and over 20,000 square feet of amenity space.

  • West Johnson and North Broom Street: The 15-story, 474-unit, 1,723-bed community will feature studio to five-bedroom units and duplex townhomes with roughly 4,000 square feet of retail space. This project will implement Core Spaces’ student affordable program, in which 10% of the beds will be offered at a 40% discount to market rate. Construction is slated to begin this fall, with project completion expected in 2027.

  • North Frances and West Johnson: Construction for this 15-story, 392-unit, 1,330-bed community is slated to begin in 2025, with project completion expected in 2028.

All three new properties will feature amenities like rooftop pools, outdoor grilling areas, fitness centers, coworking spaces, and private study rooms. Treehouse Builders and Madison-based Findorff will serve as general contractors for each of the new projects.
