Madison’s Brink Development and Neutral, and Tareen Development Partners of Roseville, Minnesota, have proposed three different sets of plans that would transform the two-acre Brayton Lot at 1 S. Butler St. downtown, according to the Wisconsin State Journal.
Each project includes a residential and nonresidential component and comes with a price tag of roughly $200 million or more. The three diverge, however, when it comes to the number of buildings and the amount and type of housing they would offer.
For decades, the city of Madison has called for the lot’s redevelopment, and most recently it served as a construction staging area for Madison’s first Bus Rapid Transit route.
Brink Development’s plans call for two 10-story condo buildings, lined with ground-floor businesses, that flank a large pedestrian plaza.


Neutral would bring a 10-story apartment building with the developer’s signature mass timber construction and varied office and retail offerings.


Tareen Development Partners — the only out-of-state developer to submit a proposal — would construct three buildings with 574 units of affordable housing and 30 market-rate condos. A seventh-floor restaurant would be shaped by noted Madison chef Dan Bonanna of the Pig in a Fur Coat restaurant and Alimentari deli.
